Best for: renters, rentals and anyone who just wants a reliable schedule.

• Up to 3 heat/2 cool heat pump and 2 heat/2 cool conventional systems.

Real limits: a 1-year warranty, and the product description covers on-device programming only. The spec sheet lists WiFi as "Yes", which we could not reconcile with the description, so treat app control as unconfirmed.

Pick it if: you want simple on-device scheduling on battery power, without needing a C-wire.

• X7S Smart Thermostat: 4.3-inch touchscreen, occupancy and presence detection, optional room sensors and Matter. It is a current model but shows as sold out with no price on honeywellhome.com today, so we cannot give a verified price.
• X7B Smart Thermostat: 4.3-inch customizable touchscreen, humidity monitoring and Matter. Also sold out with no price shown on the maker store today, and not on the room sensor compatibility list.
• T5 Smart Thermostat: $99.99 for the white RTH8800WF model as of October 2026, with geofencing and support for Alexa, Apple HomeKit and Google Assistant. It costs more than the X2S, so the X2S is the better value for most buyers.
• T9 Smart Thermostat: the maker store marks it as sold out and "no longer available for sale", and the version with a sensor as discontinued. Do not plan a new purchase around it.
• T10 and T10+ Pro: also marked "no longer available for sale".
• WiFi Smart Color Thermostat (RTH9585WF): sold out with no price on honeywellhome.com today, and one variant is marked discontinued.

Installation and compatibility

Check your wiring before you buy. The X2S and X8S both list a C-wire as required. Honeywell sells a C-Wire Power Adapter for $24.99 as an accessory on the X8S page. The X2S and the X7 models list hot water heat and gas, oil or electric forced air as compatible and say they do not work with electric baseboard heat (120 to 240V). The X2S product page also links to a Resideo wiring compatibility checker.

The T9 product page lists situations where Honeywell itself suggests a professional: line voltage (120/240 VAC), dual fuel, fan coil, 2-wire heat-only and humidity or ventilation control. If any of those apply, have a licensed pro confirm compatibility before you buy. Honeywell's Find a Pro directory lists independent licensed contractors, and Resideo notes it does not endorse them.

Costs and subscriptions

None of the product pages we used mention a subscription for thermostat control. The ongoing costs are hardware: $44.99 per extra room sensor for the X8S or X7S and $24.99 for a C-wire adapter if you need one. The X8S, X2S and T6 Pro Smart are all listed as ENERGY STAR certified and eligible for Honeywell's Utility Rewards programs, so check your utility for a rebate before you pay full price.

Ecosystem: Alexa, Google Home, HomeKit and Matter

The X Series is where Honeywell Home now supports Matter. The X2S, X7B, X7S and X8S product pages all say they are Matter certified, and all list Amazon Alexa, Google Home or Google Assistant, and Apple Home. That makes them a better fit for mixed homes than older Honeywell models. If you are new to the standard, start with what Matter is and our list of Matter smart home devices. The app is changing too. New X Series models use the Resideo Connect app. Resideo says existing Honeywell Home, Resideo and Total Connect 2.0 app users can keep using their current app until they are migrated.

Buy the X8S if you want the most complete DIY Honeywell thermostat: Matter, occupancy radar, optional room sensors and air quality control for $219.99 ($249.99 with a sensor). Buy the X2S at $79.99 if you just need a dependable, Matter-ready smart thermostat. Choose the T6 Pro Smart when a contractor is doing the installation, and the T5 7-Day Programmable at $60.78 for simple scheduling. Skip the T9 and T10+, which the maker no longer sells.
